The basics

What is a contract transfer?

You transfer your instalment contract to someone else. They take your place and continue paying the developer; you take back what you paid, in cash. The unit stays with the developer until delivery exactly as before — what changes is whose name is on the contract.

Why transfer instead of cancelling?

Because the cancellation penalty is charged on the full unit price rather than on what you paid, and the remainder is refunded over years. A transfer returns what you paid in cash at signing. The calculator shows the difference on your own numbers.

Why zero overprice?

Because the overprice is what kills these deals. A seller who needs out takes back what they paid, and the buyer enters at the old contract price, with nobody skimming the difference. The system refuses an asking price above what was paid.

The money

What is the fee and who pays it?

1.25% of the contract value, paid by the buyer, and only when the transfer completes. The seller pays nothing. If the deal does not happen, nobody pays anything.

Is there a listing fee?

No. Listing a unit is free.

Does the developer charge a transfer fee?

Most do, and it varies by developer. We ask them and tell you the figure before you commit.

How does the money actually move?

Payment happens at the developer at signing, with both parties and us present. We do not hold anyone’s money.

Trust and documents

What does "documents verified" mean?

That we have seen the contract, the receipts and the developer statement, and reconciled the numbers in the listing against them. What we cannot verify is published without the badge, or not at all.

How do I know the price is fair?

Each unit page shows whether its price per m² is above or below comparable units in the same area, and how many units that comparison used. If the sample is thin we say it is thin.

Where does the market price come from?

If the owner supplied it, we label it the owner’s estimate. If it came from the developer’s price list, we say that. Every figure carries its source.

Do you accept brokers?

No. A listing must come from the owner, with a declaration to that effect. Any unit found to be from an intermediary is removed.

The process

How long does it take?

It depends on the developer more than on anything else. Our document review takes a day or two; the developer’s transfer procedure can take from two weeks to two months.

Can I keep my unit off the public site?

Yes. There is a private-listing option in the last step: the unit does not appear in search results and is shown only to matched buyers.

Can I ask for less than I paid?

Yes, and it is common when someone needs out quickly. We show the discount plainly to the buyer.

I have overdue instalments. Is that a problem?

Usually not, but we need to know at the start so we can raise it with the developer. Do not hide it — it appears on the statement anyway.

Account and privacy

Why do you want a mobile number?

It is the simplest and safest way in: a code each time, no password. You can also sign in with Google, Facebook, Apple or an email. Publishing a listing and the steps of a transfer do need a confirmed number, because it is what ties a sale to a real person.

Who sees my number?

Only our team. Buyers and sellers never see each other’s details; everything goes through us.

Can I delete my account?

Yes, from settings, and we tell you exactly what is deleted immediately and what we are obliged to keep, and why.
