What a badge means, exactly

Documents verified

• The original contract with the developer, every page, in the name of the account holder or with a power of attorney.
• Receipts for every payment, or a statement from the developer, adding up to the "paid" figure on the listing.
• The remaining amount, number of instalments and instalment value match the payment schedule in the contract.
• The cash asked is not above what was paid (the system refuses anything else anyway).
• The contract holder's ID, and the mobile number confirmed by a code.

Developer confirmed

• The developer confirmed in writing that the contract exists in the seller's name.
• No arrears on the unit at the time of confirmation, or the arrears are stated on the listing.
• A transfer is allowed on this unit, and at what fee (shown under "transfer terms").

Ready to transfer

• Both of the above are met.
• The seller has agreed the price and is ready to sign the assignment contract within two weeks of a buyer agreeing.

What we do not check

• We do not inspect the unit itself or assess the finishing.
• We do not guarantee the delivery date; that is the developer's obligation.
• We do not do a full legal search on the land or the project licence.
• A badge reflects the time of review. If something changes afterwards (new arrears, say), we update the listing as soon as we know.
