Property terms, in plain words

The words you meet buying or selling an instalment contract in Egypt, in Arabic and English. Each has a short definition and an example (the figures in examples are made up). Where an entry states a fact (a law, one of our rules, how we work out a figure) it names its source and the month we checked it.

Contract transfer تنازل / نقل تعاقد

The owner of an instalment contract with a developer hands it to a new buyer, who takes over what is left to pay. It needs the developer's consent and usually a fee.

Example: You signed for 5,000,000 EGP and paid 1,500,000. A buyer pays you for what you paid and continues the remaining instalments in your place.

Transfer fee رسوم التنازل

What the developer charges to move a contract to a new buyer. It differs by developer: a share of the original contract price, a share of today's price, or a fixed amount.

Example: A developer that charges 5% of the original price takes 250,000 EGP on a 5,000,000 EGP contract.

Overprice أوفر برايس

What a seller asks above what they have paid the developer. On AqarTrust a contract-transfer listing cannot ask more than the seller has paid, so the overprice is zero.

Example: Paid 1,500,000 EGP: the listing may ask up to 1,500,000 EGP, never 1,800,000.

Down payment مقدم

The first payment on a plan, paid at signing. Its size is each developer's choice; the rest follows in instalments.

Example: A 5,000,000 EGP unit with 10% down: 500,000 EGP at signing, then the plan.

Instalments تقسيط / أقساط

Paying the price in parts over years: monthly, every three months, every six months or yearly. The amounts are fixed in the contract in pounds.

Example: 3,500,000 EGP left over 5 years, paid every 3 months, is 20 instalments of 175,000 EGP.

Cash-equivalent price

Cash كاش

Paying the whole price at once. A developer may quote a lower cash price than the sum of an instalment plan, because later instalments are worth less than money today.

Example: A unit at 5,000,000 EGP on a 7-year plan offered at 4,000,000 EGP cash.

Early settlement سداد مبكر

Paying the remaining instalments before they are due. Whether it is worth it depends on the discount the developer gives against the return your money could earn meanwhile.

Example: With 3,500,000 EGP left, a 10% discount for paying now is worth taking only if keeping the plan costs more than 3,150,000 EGP in today's money.

Handover استلام / تسليم

The developer delivers the unit and the buyer receives it (the developer "delivers", تسليم; the buyer "receives", استلام). A promised delivery date and the date it actually happens can differ, and a unit may be handed over before it is finished.

Example: Delivery promised for June 2027; the buyer receives the keys in 2028.

Preliminary contract عقد ابتدائي

The contract signed with the developer or seller before the sale is registered. It binds the parties but does not make the buyer the registered owner.

Example: You hold a preliminary contract from the developer; the title deed comes after registration.

Registration تسجيل / شهر عقاري

Recording the sale at the Real Estate Registry (الشهر العقاري). In Egypt ownership of real estate passes to the buyer by registration.

Example: The buyer registers the contract with the Registry once the developer allows it.

Clearance letter مخالصة

A letter from the developer confirming what the contract has paid so far and that nothing is overdue. A developer may ask for it before it consents to a transfer.

Example: The seller asks the developer for a clearance showing 1,500,000 EGP paid and no late instalments.

Off-plan على الخارطة

Buying a unit that is not built yet, from the developer's launch, on its price list and plan.

Example: A phase launched in 2026 for delivery in 2030.

Resale ريسيل

Buying a unit from an owner rather than from the developer. It may be a finished unit, or a unit still in instalments.

Example: A delivered apartment sold by its first owner.

Finishing تشطيب

How complete the unit is on delivery: core and shell (walls and services only), semi-finished, fully finished, or furnished.

Example: Core and shell means you pay for floors, paint, kitchen and bathrooms yourself.

Maintenance deposit وديعة الصيانة

A deposit a developer may ask for at handover to run the compound's shared services. The amount and the terms are the developer's and are written in the contract.

Example: Check in your contract whether it is due before or at handover, and whether it is refundable.

Reservation حجز / جدية الحجز

A small first payment that holds a unit while the contract is prepared. Ask in writing whether it is refundable and until when.

Example: 50,000 EGP to hold the unit for 14 days.

Price per m² سعر المتر

The price of a unit divided by its area. On AqarTrust the figure counts what the seller asks plus the instalments still owed to the developer, so contracts at different stages compare fairly.

Example: Asking 1,500,000 EGP plus 3,500,000 EGP still owed, on 100 m²: 50,000 EGP per m².

Remaining المتبقي

What is still owed to the developer under the contract. A buyer of a contract transfer pays the seller and then continues paying this.

Example: 3,500,000 EGP left to pay on a 5,000,000 EGP contract.
